Seller Agent Services

Seller Agent Services

Why you need us as your seller’s agent

When you hire us to sell their property, you're are paying for:

  1. Our knowledge and expertise.

  2. Our relationships in the real estate industry.

  3. Our commitment of time.

  4. Our ability to keep the process moving and pushing through to the finish line.

The relationship between a real estate agent and a client is called a fiduciary relationship. Fiduciary means faithful servant, and an agent is a fiduciary of the client. In real estate, a broker or a salesperson can be the agent of a seller, a buyer or both. Our fiduciary responsibilities will always ensure we are working in our clients best interest.

If you're considering not using a real estate agent so you can save on the commission fee should give it serious thought. The risks of selling a home without a real estate agent outweighs the benefits. Risks such as:

  1. Buyer’s agents are less likely to steer their clients to a “For Sale by Owner” (FSBO). Note, if the buyer is represented by a buyer’s agent, the seller may be asked to pay the buyers’ agent’s fees at closing.

  2. Your inability to weed out less qualified or unqualified buyers.

  3. Your inability to market your property to attract many buyers which turn could result in multiple offers.

  4. Not having the time and availability to show the property to prospective buyers.

  5. Not having the experience or expertise to navigate all of the legal and regulatory requirements of selling a home.

  6. According to NAR, FSBOs accounted for 7% of home sales in 2020. The typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales. If a FSBO home sells for $318,000 instead of the average $260,000, the seller would still pocket an additional $38,920 from the sale after paying a 6% commission.
